In August, housing sales declined in Uzbekistan, but the market still grows on an annual basis

Secondary housing prices keep increasing, while rental prices in Tashkent stay steady.

In August 2025, 25,000 housing units were sold in Uzbekistan, which is 4.6% lower than in July. However, on an annual basis, the market demonstrates growth: the number of transactions increased by 13% compared to August 2024, the Center for Economic Research and Reforms reported.

The highest transaction activity was recorded in the Syrdarya (34%), Khorezm (29%), and Surkhandarya (27%) regions.

Secondary housing prices

After a 1.7% increase in July, the average market value of a “square” in August increased by another 1%, and in annual terms — by 4%. The most significant price increases over the year were observed in Jizzakh (14%), Surkhandarya (17%), and Syrdarya (10%) regions.

В Ташкенте средняя стоимость вторичного жилья в августе прибавила лишь 0,2 % к июлю, но за год снизилась на 2,3 %. Больше всего цены упали в Мирзо-Улугбекском (-6,3 %), Яшнабадском (-4,4 %) и Чиланзарском (-4,6 %) районах.

New buildings

Prices for new housing in the capital increased moderately over the year — by 0.7%. The growth leaders are Mirobod (6.6%), Yakkasaray (3.6%), and Olmazor (2.6%) districts.

Rental market

In August, rental housing in Tashkent remained stable: the average rate is maintained at $8 per square meter.

Despite the decrease in rates compared to last year (by an average of 1.8%), the demand in the central regions remains high. The most expensive housing is in Mirobod, Shaykhantahur, and Yakkasaray districts, where rent reaches about $10.3 per “square”. The largest decrease in prices over the year was recorded in Uchtepa, Chilanzar, and Bektemir districts.
