Uzbekistanis have started buying more real estate

In the country, rent, the cost of secondary and new buildings increased.

In September 2025, real estate sales in the Uzbek market increased by 13.7% and amounted to a total of 24.3 thousand purchase and sale transactions, according to the CERR.

According to the information, such an indicator was recorded compared to the same period in 2024. At the same time, the largest increase in transactions was recorded in Syrdarya and Bukhara regions, where the indicator increased by 35.6% and 20.2%, respectively, as well as in Tashkent, where it increased by 31.2%.

Overall, 5.5 thousand transactions were concluded nationwide during the month, which is 11% higher than in the second quarter of 2025. The most active growth was also noted in Bukhara and Syrdarya regions – growth was 27.3% and 24.9%, respectively, as well as in Tashkent, where it increased by 19.9%.

Secondary real estate market

In September, average prices in the secondary housing market increased by 0.6%. In annual terms, compared to September 2024, the average price in the secondary market also increased by 4.6% per 1 sq. m. At the same time, the largest price increases were recorded in Surkhandarya and Syrdarya regions – by 19% and 15.8%. Also, by 14.5% in Jizzakh region.

In Tashkent, prices in the secondary housing market increased by 0.6% and, compared to September 2024, decreased by 1.7%. Price reduction was most noticeable in Yashnabad, Mirzo-Ulugbek, and Chilanzar districts. On average, the price drop was 4.3%.

Primary real estate market

At the same time, a 3% increase in prices was recorded in the primary housing market. The largest increase in housing costs was also recorded in Mirobod, Bektemir, and Yakkasaray districts. On average, it was 5.8%.

Analysis of the housing rental market

In September, the average rental rate in Tashkent was $8.5 per square meter. At the same time, the highest rental rates traditionally remained in the central districts of the capital: Mirobod, Shaykhantahur, and Yakkasaray, where the average level is about 10.6 per sq. m.

At the same time, compared to September 2024, rental rates increased by 1.4%, and the largest increase in rent was observed in the Yunusabad, Almazor, and Mirobod districts, with an average increase of 4.4%.

Earlier, it was reported that Uzbeks began to buy more housing in Russia. In most cases, real estate is not purchased for investment.
